Lynn Massachusetts Real Estate Listings
There are several ways to own real estate. You may be able to purchase land with a mortgage or a construction loan. You may be able to sell property using a deed or a trust. If you own a property in court, the court will act as a referee. In the case of a joint venture, each partner has a stake in the business and hopes to generate a return.
The buyer delivers a 10% down payment to the seller before signing the contract. This money is usually made out to the attorney of the seller and held in an account separately. Most residential real estate contracts will allow the seller to retain this down payment as liquidated damages and have certain cancellation rights. In some cases, the down payment is not required. The amount is generally negotiated in the one-page offer. The buyer must be willing to make several offers on the property.
The agent is often known as a listing agent. The listing agent’s job is to market the home and help the seller achieve the highest price. Typically, these agents are governed by a board of directors. They work to make the home more appealing to potential buyers. The goal is to get the best possible price for the property. However, real estate agents have a duty of loyalty to their customers, which could be problematic. When they represent a buyer, they are obligated to help them buy and sell a property.
